Back Office Management

Rialto Management Corp services New York City’s Real Estate Community. We manage commercial and residential properties as well as individual units for investors and absent owners. We understand that as an Owner who resides at the property or who has a live in super, you may not need all of our services. Rialto Management Corp. offers back office management services. You can choose individual tasks for Rialto to handle on your behalf. Below is a partial list of tasks required to maintain a building. You may choose any or all of the tasks for Rialto to perform. We will customize your back office property management plan and set a price commensurate with the work. Please complete the form on the bottom of this page to have a member of our team contact you to discuss the management of your property.

 

Leasing
  1. assist in the marketing of the apartment(s)
  2. prepare residential leases and riders for rent stabilized and decontrolled apartments
  3. prepare commercial leases and riders with the assistance of counsel
  4. investigate rent stabilization and rent control abuses by tenants
  5. prepare renewal leases with required forms
  6. track lease renewals
 
Back Office
  1. collect the rents when due and pay the bills
  2. receive tenant complaints and forward to appropriate parties
  3. obtain quotes for repairs, renovations or capital improvements
  4. coordinate sprinkler/extinguisher inspections, elevator inspections, boiler inspections, fire department and DEC permits and/or other required filings
  5. file annual apartment registration
  6. file MDR forms
  7. file rent control and fuel cost adjustment forms (even if you have not done so previously)
  8. coordinate insurance inspection
  9. bid insurance renewal out to vendors
  10. violation removal
  11. consulting on various management issues
 
Reporting

Prepare reports with detail

  1. the collection of rents and expenses
  2. status of inspections
  3. status of upcoming leases
  4. status of insurance renewals
  5. monthly/yearly accounting for the property

 

Rialto can also customize our services for any responsibility not detailed above. We are on-call 24 hours a day, seven days a week, 365 days a year, and we can provide a superintendent for the premises.
